Dr. Rajesh Kadakia, CEO of Greens Global, bought the property in 1999. What followed was 21 years of environmental permitting, including a 15 plus acre mitigation land purchase and an agreement to maintain a 21 acre bio easement directly behind the facility to protect the creek and surrounding habitat.
What Actually Makes a Storage Facility Green
The recognition was not for a single feature. It came from how the entire property was engineered around sustainability, starting before construction even began. Clearing the five acre pad meant moving 89000 cubic yards of dirt, and rather than trucking material off site, the team crushed and filtered rock on location to build the pad itself, exporting only what was left over.
The solar system on the roof produces more electricity than the facility consumes, feeding surplus power back into the grid across a two mile radius. Paired with a 16 SEER HVAC system, one of the more efficient ratings available, the facility holds a steady 68 degree temperature so tenants are not fighting the heat while loading or unloading. Interior lighting shuts off automatically in unused rooms and hallways, and 36 outdoor fixtures are dark sky compliant, a detail that matters given the facility sits near a working observatory.
Water Management Built for a Drought Prone Region
The bio easement behind the property required a real engineering solution, not a token gesture. Seven engineers designed a drainage system with buried pipes that treat wastewater before it reaches the creek, using layered crushed rock, modular wetland systems, and biofiltration to retain 27000 gallons of water and release it clean into the storm drains. The system holds and reuses water for up to three years for irrigation on site.
That system was tested during some of the strongest storms Southern California has seen in over a century. The property diverted the runoff without contaminating the creek that borders it, sending clean water into the federal blue line downstream.
A Facility Designed Around Full Service RV and Business Storage
Sustainability was one half of the story. The other was building a facility meant to function as more than a place to park a unit. Greens Storage Escondido opened with a 2300 square foot lobby built to feel more like a hotel than a storage office, a full business center with a conference room and two 60 inch screens for virtual meetings, and 77 rentable mailboxes so tenants have an option besides handing out a home address.
RV tenants get amenities built specifically around vehicle ownership: cable access and individual cameras in RV garages, a concierge service that will pick up groceries or fill a tank on request, and access to propane and water filling stations along with free use of an air compressor and vacuums. Security runs on 170 cameras monitored live around the clock, with license plate recognition and alerts when a tenant is detected somewhere other than their own unit.
Occupancy That Beat Its Own Projections
Greens Storage Escondido opened in September 2023 already carrying reservations, and reached 25 percent occupancy in its first week once the occupancy permit came through. Kadakia has said the goal was 94 percent physical occupancy by December 2024, with full economic occupancy targeted for 2025, a pace the facility was already running ahead of at the time of the award.
Community pricing plays a role in that momentum. The facility offers discounts to seniors, military, police, firefighters, first responders, teachers, and COVID era frontline workers, alongside a referral program for existing tenants.
