Rules and Regulations
Thank you for choosing our facility. To ensure a clean, safe, and respectful environment for all tenants and staff, we have established the following Rules and Regulations. These guidelines are designed to protect your belongings, your safety, and your experience while using our facility.
These Rules and Regulations are an extension of your Lease Agreement and govern the conduct of all tenants while on facility grounds. Non-compliance may result in immediate eviction, termination of lease, and/or denial of access.
1. Unit Security & Locks
- All units, vehicles, and equipment must remain locked at all times.
- One lock per unit. Locks must meet management’s specifications.
- If found unlocked, management may secure the unit and charge your account.
- Keys can be picked up with valid photo ID.
2. Insurance or Protection Plan
- Proof of insurance must be provided at move-in and kept active throughout your lease.
- If using a homeowner’s or umbrella policy, you must provide a declaration page and name management as an additional insured.
- If no valid insurance is provided, a required third-party protection plan will be applied to your account.
3. Loitering & Unauthorized Use
- Tenants must be actively loading, unloading, or organizing belongings.
- Prolonged presence without storage-related purpose is prohibited.
- Sleeping in vehicles or units, camping, or use of the facility as a residence is strictly forbidden.
- Loitering, panhandling, or gathering for non-storage activity is grounds for eviction.
4. Vehicle Storage Requirements
- Vehicles must be registered and insured under the tenant's name.
- Must be in drivable condition with no flat tires, broken windows, or fluid leaks.
- Fuel tanks must be under 1/4 full. Batteries must be disconnected during long-term storage.
- No vehicles may enter storage until proper documentation is submitted.
- Hitch locks are required for trailers. If not provided, management will install one and charge accordingly.
- Notify management if the vehicle will be off-site for more than 24 hours.
5. Prohibited Conduct
- No drug use or drug paraphernalia allowed on property.
- Suspicion of drug activity or evidence of substance use is cause for immediate eviction.
- No smoking or vaping in units, buildings, hallways, or common areas.
- No alcohol consumption or public intoxication.
- No illegal activity of any kind will be tolerated.
- Management reserves the right to call law enforcement or conduct inspections if unit misuse is suspected.
6. Access & Trespassing
- Gate access hours: Daily, 6:00 AM – 10:00 PM
- Tenants must use their assigned gate access code to enter and exit the facility every time. Sharing access codes is strictly prohibited and may result in lease termination. Failure to key in or out as required may result in loss of access or other penalties.
- Office hours: Mon–Sat, 8:30 AM – 5:30 PM, Sunday Closed
- No after-hours access without written permission.
- Remaining on the premises after gate hours is trespassing.
- Vehicles left after closing will be locked in until the next business day.
7. Equipment Use
- Equipment (dollies, carts, bins) is available during office hours only.
- Must be signed out and returned same-day. Do not share equipment.
- Failure to return equipment results in daily fees and temporary lockout.
8. Property Cleanliness & Safety
- No trash dumping. Trash bins are for facility use only.
- No food, plants, or scented items allowed in units (pest risk).
- No storage of flammables, paint, chemicals, or hazardous waste.
- No alterations to units. Contents must be stored at least 18” below sprinkler heads.
- Trailers must be placed on wood blocks. Wheels must be chocked.
9. Parking & Driving
- 5 MPH speed limit throughout the facility.
- Park only in assigned space. No blocking doors, drive lanes, or fire lanes.
- No vehicle repairs allowed on-site.
- Do not idle engines unnecessarily.
- No unauthorized vehicles or guests allowed on-site after hours.
10. Pets & Children
- Children must be supervised at all times.
- Pets must be leashed and cleaned up after. No pets allowed without written approval.
11. Business Use & Events
- No sales, public events, or gatherings permitted on-site.
- No operating a business out of your unit without written permission.
- No auctions or unauthorized access by third parties allowed.
12. Surveillance & Security
- All activity on the premises is monitored at all times via 24/7 video surveillance.
- Entry and exit are recorded and reviewed regularly for safety and compliance.
- All surveillance footage is the sole property of Management and may be used at Management’s discretion.
- Tenants have no right or expectation of access to surveillance footage.
- Tampering with, disabling, or obstructing any security equipment—including cameras, gates, or locks—is strictly prohibited and will result in immediate eviction and possible legal action.
13. Emergency Policies
- Management reserves the right to restrict access during weather events, maintenance, or emergencies.
- Tenants are responsible for securing their property during storms or incidents. Management is not liable for weather-related damage.
14. Prohibited Items
The following are strictly forbidden from being stored in any unit or space:
- Illegal substances or drug-related items
- Weapons or explosives
- Food or perishable goods
- Live animals, plants, or insects
- Gasoline, diesel, propane (unless tank is empty and disconnected)
- Paint, batteries, or corrosive materials
- Construction debris or landscaping waste
- Any item emitting odor or attracting pests
15. General Conduct
- All tenants and visitors must treat staff, contractors, and other customers with respect at all times.
- Yelling, threatening language, physical intimidation, or otherwise aggressive, harassing, or uncivilized behavior toward employees or others will not be tolerated.
- Any such conduct is grounds for immediate eviction, denial of access, and termination of lease.
16. Restroom Use
- Public restrooms are provided for active tenants only and are available during office hours.
- Restrooms must be used appropriately and kept clean.
- Misuse of the facilities—including bathing, washing clothing, vandalism, or loitering—is strictly prohibited.
- Abuse of restroom privileges will result in restricted access or termination of lease.
17. Water Usage
- Use of on-site water is strictly prohibited unless authorized in writing by Management.
- Washing vehicles, RVs, boats, or personal belongings on the premises is not allowed.
- Connecting to facility water spigots, hoses, or plumbing for any purpose without permission is grounds for lease termination.
- Any misuse of water may result in charges, restricted access, or eviction.
18. Promotional Abuse & Repeat Move-Ins
- Promotional offers are limited to first-time customers only.
- Any attempt to obtain multiple move-in promotions through repeat move-ins, identity changes, or account manipulation will result in immediate disqualification and may lead to denial of lease.
19. Access Code Misuse
- Each tenant is issued a unique gate access code.
- Sharing of gate codes or allowing others to access the facility using your code is strictly prohibited and grounds for eviction.
20. Unauthorized Workshop or Business Activity
- Units may not be used as active workshops, manufacturing sites, or storefronts.
- No retail activity or services may be conducted from your unit without prior written approval from Management.
21. Unauthorized Power Use
- Tenants may not use or install power sources of any kind—including batteries, solar panels, or generators—without written authorization.
- Any unauthorized use of electricity or power equipment may result in eviction and additional charges.
22. Illegal or Stolen Property
- Storage of stolen, counterfeit, or otherwise illegal items is strictly prohibited.
- Management reserves the right to notify law enforcement and cooperate in investigations when such activity is suspected.
23. Overstuffing and Blocked Access
- Units must not be packed or arranged in a way that blocks entry, exit, or emergency access.
- If a unit is deemed unsafe or inaccessible, Management may require the tenant to reorganize it.
- Tenant will be responsible for any charges related to the removal, reorganization, or access enforcement required by Management.
- Use of on-site water is strictly prohibited unless authorized in writing by Management.
- Washing vehicles, RVs, boats, or personal belongings on the premises is not allowed.
- Connecting to facility water spigots, hoses, or plumbing for any purpose without permission is grounds for lease termination.
- Any misuse of water may result in charges, restricted access, or eviction.
Policy Changes & Enforcement
Management reserves the right to update or revise these Rules and Regulations at any time without prior notice.
Violation of these policies may result in:
- Immediate eviction
- Lease termination
- Loss of access to the facility
- Involvement of law enforcement where applicable
